Mistake 01: Getting Pre-Qualified Instead of Pre-Approved

These two terms sound similar, but they are not the same thing. Pre-qualification is essentially an estimate based on what you tell a lender. Pre-approval means a lender has actually verified your income, credit, and assets. In a competitive market like Midtown Indianapolis, sellers won't take you seriously without it.

The fix: Before you tour a single home, have a full pre-approval letter in hand. It also gives you a real budget to work with — no guessing, no surprises.

Mistake 02: Stretching Your Budget to the Max
